How are you going to manage the increase in parking and traffic?
• During Development
The majority of the construction vehicles will be based on the building site. In addition, Jack Lunn have negotiated some parking at the local church (Moortown Baptist Church). LJHA have provided 4 spaces at the front entrance of Stonegate Way. Tenants have agreed for Jack Lunn to use the courtyard on Queenshill Avenue. Some tenants have agreed for their drive to be used during the day
• Post Development
Parking should be much improved. All properties on Queenshill Avenue will have either their own drive or carparks to utilise. The new development properties all have their own driveways and the number of properties on the site have reduced.
All new properties on Queenshill Drive will have their own driveways which should mean there will be less street parking. The parking on the island side of Queenshill Drive will be reduced due to the driveways therefore it will need parking on the far side only
Do LJHA have any plans to carry out any improvements to older stock on Queenshill Drive and Queenshill Gardens?
Yes, the development does not impact in any way on planned improvement works and is funded by both Grants and donations together with loan. The loan repayments are covered by the rents received.
There is a decorating programme together with replacements of windows, soffits, facias and gutters of a number of properties on Queenshill Gardens.
There is a planned kitchen and bathroom programme for a number of properties.
How will you manage the increased traffic, noise and dirt/mud during the building process?
Vehicles will be asked to approach the site from King Lane where practicable, entering the site on Queenshill Drive. The site will only be operational Monday to Friday (excluding Jewish and bank holidays) between 7.30am and 5pm, which covers the acceptable time for construction-related noise. Jack Lunn have also assured us that they will keep the pavements and roads as clean as possible through regular washes.
Will there be any communal public space for residents living on the estate?
Yes. There will be a Public Open Space at the corner of Queenshill Avenue and Queenshill Drive (where the noticeboard used to be).
Who should we speak to if we have any complaints or concerns relating to the development?
As we did with Phase One of our Queenshill Development, we will be working in partnership with a Community Engagement Officer from Jack Lunn. Karen Bryant will be working from our offices in Stonegate Way every Wednesday once building commences for the duration of the project and will be available to talk to residents about any questions they have. You can also contact her outside of these hours at karen.bryant@jacklunn.co.uk, or on 0113 827 2604. Alternatively, you can speak to a member of LJHA staff.
